| Residential and Commercial Building Inspection The engineering inspection is a limited access walk-through visual inspection conducted by registered professional engineer. The engineering inspection is intended to provide the buyer or the current owner with a non-biased engineering evaluation of a home, building or structure. The inspection includes examination of the heating and cooling systems, electrical system, plumbing system, the condition of roofing and siding, windows and doors, and the structural integrity evaluation as well as many other items, which make part of a home or building, from the roof to the basement. The specific findings will be presented step by step in clear and simple language in a report developed as a result of the inspection. The report, the summary of findings, and the recommendations contained therein will provide you with a concise, practical advice based on the knowledge and sound engineering judgment of experienced engineer. The inspection report will cover in detail the extent and the location of any degraded areas of roof, the location and severity of any water leaks, the extent of any damage from water leaks to walls and ceilings, and will include the specific recommendations for remediation. The inspection does not include chemical composition testing of roofing materials, or sampling and analytical testing of materials affected by moisture, heat, and sun elements. Where easy access to areas of interest (such as steep-sloped roof tops and the attic spaces without sub-flooring, for example) is physically not possible, a reasonable effort will be made to conduct the inspection by other means, including analytical tools.
