Residential and Commercial Building Inspection

The engineering inspection is a limited access walk-through visual inspection conducted by registered
professional engineer.  The engineering inspection is intended to provide the buyer or the current owner
with a non-biased engineering evaluation of a home, building or structure.  The inspection includes
examination of the heating and cooling systems, electrical system, plumbing system, the condition of
roofing and siding, windows and doors, and the structural integrity evaluation as well as many other items,
which make part of a home or building, from the roof to the basement.  The specific findings will be
presented step by step in clear and simple language in a
report developed as a result of the inspection.  
The report, the summary of findings, and the recommendations contained therein will provide you with a
concise, practical advice based on the knowledge and sound engineering judgment of experienced
engineer.

Comprehensive Roof Inspection

The inspection includes in-depth examination of the condition of roofing and evaluation of the integrity of
the underlying structure.  Specifically, the inspection includes:

  • Visual identification of all degraded roof areas and the nature and extent of the problems;
  • Identifying the nature and extent of any damage to walls and ceilings;
  • Visual inspection of leaders and gutters.  

The
inspection report will cover in detail the extent and the location of any degraded areas of roof, the
location and severity of any water leaks, the extent of any damage from water leaks to walls and ceilings,
and will include the specific recommendations for remediation.  The inspection does not include chemical
composition testing of roofing materials, or sampling and analytical testing of materials affected by
moisture, heat, and sun elements.   Where easy access to areas of interest (such as steep-sloped roof
tops and the attic spaces without sub-flooring, for example) is physically not possible, a reasonable effort
will be made to conduct the inspection by other means, including analytical tools.

Project and Contractor Management

As a professional engineer and an experienced project manager, I am available to oversee all phases of
your construction, renovation or repair project.  The Project and Contractor Management service includes:

  • Prepare Contractor bid package, including defining scope of work and project schedule
  • Compile a list of potential Contractors, including qualifications, references and insurance
    information (including contractors previously hired or suggested by customer).
  • Present a list of qualified Contractors for Customer's approval prior to bidding.
  • Receive and review all bids.  Prepare bid tabulations for Customer's review.  Guide Customer in
    Contractor's selection.
  • Prepare all contracts for the Customer and Contractor's signature.
  • Monitor and coordinate the work of the Contractor to complete all work on time and within budget.
  • Provide regular monitoring of the project schedule, progress, problems, quality of workmanship,
    and budget.
  • Provide Customer with written notices of progress vs. schedule and the expected completion date.

Hiring a professional engineer to manage you project is even more critical if the project involves new
construction or a significant renovation of your home requiring the services of an Architect.  Typically, the
Architect that designed your project will never visit the job site to ensure that the Contractor is following the
drawings and specifications prepared by him/her to the letter.  Almost always, this responsibility rests with
you, the Customer.  Should it be required, you can hire me to:

  • Monitor Contractor's work to ensure compliance with architectural drawings and specifications,
    and local/national building codes.
  • Facilitate the communication between Customer, Architect and Contractor.
  • Facilitate issuance of work permits by your local Building Department.
  • Interface with the local Code Official to ensure timely and trouble free issuance of Certificate of
    Occupancy by the Building Department.
