Other Inspections and Tests to Consider
It is strongly recommended that the following inspections and/or tests be performed in
addition to engineering inspection: lead paint, pests, wood destroying insects (including
termites), air quality (including radon gas), and toxic mold.  

Do I perform the above tests?

No, I do not.  Would you let the exterminator inspect the home's structure or the plumbing
system?  Would you let the roofer install the lighting fixtures in your home?  Probably, not!

Although I am trained to look, for example, for presence of Urea Formaldehyde or asbestos
insulation, and would state my findings in a comprehensive evaluation report, these
services are not part of the basic engineering inspection and should be contracted through
qualified licensed professional in this field.

Similarly, although I look for obvious signs of termites, carpenter ants, rodents infestation or
treatment, and the presence of mold, and state my observations in the report, I am not a
licensed exterminator or certified mold remediation professional, and do not specifically
check for or warrant against these conditions.  Many exterminating companies in your area
will gladly check your home for the presence of termites or rodents, often for free, because
they want your business should they find there is a problem.  Similarly, a certified mold
professional will not only tell you if there is mold, but will also be able to perform the
necessary tests to determine whether the mold is toxic or not, and recommend a
remediation solution.

Rather than providing you with a mediocre and unprofessional advise in the areas outside
of my professional expertise, which may be potentially harmful to your health or the value of
your home, I focus on what I do best - providing you with a professional evaluation of your
home's structure and systems. However, should you require a termite inspection, I will gladly
set up one for you to be conducted by independent pest control technician certified by the
NYS Department of Environmental Conservation.
